This is HMO No.2. This project was supposed to be a simple doer upper into a 5 bed HMO. However, we ended up re-wiring, taking back to brick in some areas, replastering throughout, whole new heating system and then added some little touches like the pannelled walls. As you can imagine, this came in over budget, but it has meant we were able to command much higher rents than normal in the area and will result in a greater capital uplift. Here is the list of renovations:


  • Room/bathroom split
  • Re-sprayed windows
  • New heating and electric
  • Fire safety - Fire doors, alarms etc
  • New woodwork and doors
  • New kitchen
  • 4 New bathrooms
  • New floors and carpets throughout

The story

Moran Crescent had been on the market for a while so we were able to pick it up at a slight discount (probably not enough considering the renovations). At the surface, the fundemental looked ok, but it did need a lot of work internally including a new en-suite for the downstairs bedroom and a knockthrough upstairs to create a larger bedroom and en-suite.
