This is HMO No.3. This project was a full re-wire, taking back to brick in some areas, replastering throughout, whole new heating system.. As you can imagine, this came in over budget, but it has meant we were able to command much higher rents than normal in the area and will result in a greater capital uplift. Here is the list of renovations:

• New heating and electric
• Fire safety - Fire doors, alarms etc
• New woodwork and doors
• New kitchen
• New floors and carpets throughout
