Our first venture into HMO's. This project ended up being a gentle and accidental transition into the world of co-living. The property was actually a new build...14 years ago. I don't know how we keep coming across these projects, but like Barton street the property was at a relatively advanced stage; the exterior was complete, windows done, electrics complete and gas and heating done. Here's what we did to convert it and finish it off:


  • New front door
  • Room split
  • Alterations to heating and electric
  • Fire safety - Fire doors, alarms etc
  • New woodwork and doors
  • New kitchen
  • 3 New bathrooms
  • New floors and carpets throughout

The story

Mill Lane was originally an old cobblers. The building was deemed unsafe, demolished and rebuilt as a C3 residential home. After 14 years and despite the advance stage of the rebuild, the owner finally gave up and sold the house. We were able to pick it up at a discount as it didn't have any kitchens or bathrooms, making it un-mortgageable through normal high street lenders.

The house was a fairly strange layout, even for a family home. By converting a small bedroom into a bathroom and splitting the large middle floor, we were able to create a spacious 4 bed professional HMO.

The property was completed in October 2022, and fully tenanted after 1 week on the market.
